An engineer’s habit of checking the numbers, applied to property

I am Renee Sim — legally Sim Li Bing, CEA registration R042407F. Before property I threw discus for Singapore at the Asian Junior Athletics Games, read mechanical engineering at NUS, and worked as a mortgage and business banker. All three turn out to be relevant, though not in the way people expect.

Sport taught me that outcomes come from preparation you do when nobody is watching. Engineering taught me to distrust a number I have not checked myself. Banking taught me what a bank actually looks at when it decides how much you can borrow — which is rarely what people assume.

What these tiers actually mean

Property awards are quoted constantly and explained almost never. Here is what each one measures, so you can judge it rather than take it on trust.

Titanium Achiever
A monthly production tier within PropNex. First position means top of that tier for the month stated, not a company-wide annual ranking.
Top Private Property Transactor
Monthly league table for private resale and new launch volume combined. It measures transactions closed, not commission earned.
Top Associate Group Director
Ranking among Associate Group Directors for the month stated. A leadership tier, so it reflects team production as well as personal.
Millionaire / Rising Millionaire
Gross commission milestones. "Rising" is the entry band. These are earnings measures, not client-outcome measures.

Project IC

On the developer’s side of the table, before the launch

Beyond representing buyers, I have held Project IC and Lead IC roles — the salesperson responsible for briefing and coordinating the agent team on a specific development. On W Residences — Marina View, Penrith and Amberwood at Holland among others.

It is worth knowing because of what it changes for you: unit-level knowledge of stacks, facings and pricing logic from the briefing rather than the brochure, and the developer’s own answer to a hard question rather than a guess at it.
