- Which new launches in Singapore still have units available in August 2026?
- As at 1 August 2026, projects with meaningful inventory include Lentor Gardens Residences (54% sold on its 18 July 2026 launch day), Dunearn House (56% sold on its 25–26 July launch weekend), Hudson Place Residences (61% sold), Vela Bay (72% sold), Newport Residences (57% sold at launch) and W Residences Marina View. Penrith, Skye at Holland and Tengah Garden Residences all sold 97% or more on launch and are effectively closed.
- Why do new launch project pages matter more than general property blogs?
- Because that is where the demand is. Searches for a specific project name run into the tens of thousands per month around a launch — Tengah Garden Residences peaked at 90,500 a month — while the generic term "new launch condo" attracts a few hundred. Demand also collapses about 95% once a project sells out, which is why a page has to exist before the launch, not after it.
- How do I get priority for a new launch booking?
- Register interest before the public preview, get your financing approved in principle, and have your unit preferences and back-up stacks decided before booking day. On a project like Tengah Garden Residences, 98.8% of 863 units were taken on the launch weekend — the decisions that mattered were all made beforehand.
