Queenstown, Tiong Bahru & Alexandra
Queenstown is the clearest demonstration in Singapore of what a mature, well-connected, family-weighted district does to a launch: it clears it. There is no live new-launch inventory here at present, which is itself the most useful fact about the district.
What actually matters here
- Penrith sold 97% of 462 units by 4pm on launch day in October 2025, having been 4.1 times subscribed beforehand. All three-bedroom units went.
- Launch pricing ranged from $2,435 to $3,088 psf, averaging over $2,800, on land bought at $1,154 psf ppr. Over 90% of buyers were Singaporean.
- The deliberate absence of one-bedroom units in that project tells you what the district is: an owner-occupier family market, not a rental play.
Transport
- Queenstown MRT on the East–West Line, with a sheltered four-to-five minute walk from the Margaret Drive sites
- Redhill and Tiong Bahru stations serve the northern half of the district
Schools nearby
- Queenstown Primary School
- Gan Eng Seng School
- Crescent Girls’ School
School proximity affects Primary One registration priority. Confirm distances against the MOE school finder before you buy on this basis — the 1 km boundary is measured door to door, not by district.
