- Has the 15-month wait-out period for private property owners been removed?
- Yes. The Ministry of National Development removed the 15-month wait-out period on 28 July 2026, with immediate effect. Private residential property owners and former owners buying a non-subsidised HDB resale flat without an HDB housing loan are no longer subject to any wait-out period.
- Does the 30-month wait-out period still apply?
- Yes. The 30-month wait-out period is unchanged for anyone buying a subsidised HDB flat (a new flat from HDB, or a resale flat with housing grants), buying an Executive Condominium directly from a developer, or taking an HDB housing loan.
- Do I still have to sell my private property if I buy an HDB resale flat?
- Yes. You must dispose of all your private residential properties, in Singapore and overseas, within six months of completing the purchase of the HDB resale flat. This requirement is unchanged.
- What is the MOP for an Executive Condominium in Singapore?
- It depends on when the land was tendered. Executive Condominiums on Government Land Sales sites with tender closing dates on or after 8 May 2026 have a 10-year Minimum Occupation Period and privatise in the 15th year. ECs on sites tendered before that date keep the 5-year MOP and privatise in the 10th year. The MOP is counted from the date of the Temporary Occupation Permit.
